Mechanical Hub: Wiegmann Assoc.s Completes HVAC Work for Assisted Living Facility in St. Louis

St. Louis — Wiegmann Associates has completed HVAC work for the new $22.15 million assisted living facility on the Nazareth Living Center campus in St. Louis, MO. Wiegmann served as the design/build mechanical contractor and Engineer of Record (EOR) consultant for the 60-suite, 70,000-square-foot complex. The general contractor was BSI Constructors and Northstar Management Company served as the construction representative for Nazareth Living Center. The architect was Lawrence Group out of St. Louis, MO.

Wiegmann’s HVAC solution features an energy efficient and cost-effective system that meets all the indoor air quality requirements suitable for a senior living center. A Variable Refrigerant Volume (VRV) system serves residential units in two, three-story towers. Each resident room has a dedicated fan coil unit, creating zone control for optimal, individualized comfort. The center also features an attached four-story tower with common areas that are served by a variable air volume rooftop system (VAV) equipped with fan terminal units for zone control and energy savings. In addition, Wiegmann installed a dehumidification unit for the facility’s pool building to ensure proper indoor air temperature and humidity.

Senior living facilities are built with very little space for equipment needed for HVAC, electrical, plumbing and fire protection. Through design coordination and onsite adjustments by all trades working on the Nazareth Living Center, the project was kept on time and on budget.
