CHESTERFIELD, MO – Wiegmann Associates has begun work on the new $35.2 million, 150-unit Shelbourne at Chesterfield senior housing development in Chesterfield, MO. Wiegmann is the design/build mechanical contractor and Engineer of Record (EOR). Construction of the 197,000-square-foot complex is expected to be completed by Spring 2023. The development is a joint venture between Shelbourne Healthcare, a Pennsylvania-based senior housing developer, and Cedarhurst, an operator of senior living facilities across Missouri. The general contractor is Brahms Construction, LLC and the architect is Moseley Architects.
The Shelbourne at Chesterfield is being built on a 8.2-acre plot adjacent to the Chesterfield Mall, within walking distance of Central Park. Wiegmann is designing and installing heating and air conditioning systems to serve the 96 independent living units, 37 assisted living units,17 memory care units and amenity spaces, which include large visiting areas, libraries, a wine room and coffee bistros. The energy-efficient and cost-effective HVAC design meets the stringent standards set forth by the Department of Health and Senior Services while also providing optimal comfort for residents.
The original HVAC design pushed the project over budget and in jeopardy of not moving forward. Wiegmann collaborated with the design team to value engineer a cost-effective HVAC solution to help bring the project within budget.
Wiegmann’s design solution features a rooftop variable volume system in combination with variable air volume boxes (VAVs) and fan terminal units (FTUs) to provide zone control to different common spaces throughout the facility as well as energy savings. Vertical terminal air conditioning units (VTACs) will provide heating, air conditioning and ventilation to each resident room for individualized comfort.
In order to provide proper ventilation to the facility’s commercial kitchen, Wiegmann will install a dedicated air handling unit, grease exhaust ductwork and exhaust fan, make-up air unit and outdoor air duct as well as Type 1 kitchen hoods.
A primary project challenge is the tight plenum space, which houses the building systems including HVAC, electric, plumbing and fire protection equipment. Wiegmann is coordinating with other project consultants to design and install duct and piping systems that fit into these compact allocated spaces.

In 2017, Wiegmann was the HVAC and Building Automation Systems Contractor for Cedarhurst’s 99,000-square-foot, 100-bed Cedarhurst of St. Charles assisted living and memory care facility built adjacent to Lindenwood University in St. Charles, MO.
